  1. Bery Homes has strong experience​ and expertise ​in building on a customer’s land. Many builders specialize in building on improved lots in master-planned communities that already have the infrastructure in place (water, gas, electrical, sewer, etc.). Other builders specialize in building on land that requires improvement. Some builders do both.
  2. Bery Homes offers a variety of floor plans and can adapt a floor plan to the topography of your lot.

  3. Bery Homes has enough buying power to ensure you receive the best prices for high quality goods. Such savings are passed on to the homebuyer, including purchase price of appliances, light fixtures, and flooring.
  4. Bery Homes will stand behind and service the home.  ​Bery Builders has a good warranty program, which
    ​includes a ten year warranty on certain aspects of the structural integrity of the home.

The Process

From First Meeting to Moving In!

PHASE 1
Meet with a construction lender for a pre-approval.  The Berys will work closely with you and the architect to provide a preliminary estimate to build your dream home. This estimate will be based on features you prefer or from what you have seen in one of our other homes. These meetings will result in an initial draft design as well as revised drafts until the home is perfect.

PHASE 2
Once the Draft Design is complete, we can then focus on the logistics. We will review with you the Draft Designs of the House plan and the Lot Plan to compile/review/refine a detail list of the major items used in the construction of your home.

PHASE 3
You will finalize the contract documents and together we will review and approve the pricing. Once the final decisions are made, we sign the contract!

PHASE 4
The Engineer and Architect will then be authorized to start preparing their plans for our Building Permit Submission Package.  The Homeowner and the Selections Coordinator will start visiting showrooms and finalizing their selections.

PHASE 5
The Building Team and Homeowners will meet with for a Pre-Build Meeting. Any elements discovered in Phase 4 will be addressed now along with schedules and anticipated milestones.

PHASE 6
Construction Times range from 8 months to 10 months, depending on the size of the home.

What to Expect

Prior to purchasing a lot, a careful assessment of the feasibility and cost to build on that parcel of land should be performed. The study period should not be less than 30 days.  During this time it is wise to contact Bery Homes.  Bery Homes and their sales management team, DHR  have local knowledge and strong build-on-your-lot expertise. Inviting us to become a part of your land search process can help you avoid more difficult lots and save you money — both on the purchase price of the property and by helping you better understand, in advance, the cost to turn land into a buildable lot.

If you​ have already purchased an improved lot ​with an existing home that must be demolished, you can probably skip past issues of access to electricity, natural gas, water and sewer connections – since those will likely be in place. However, even in this case, some homework done with ​Bery Homes and DHR  will also pay off.

For example, one site may require a foundation for your home supported by below-ground piers. Another site may require extensive excavation work, which can run into thousands of dollars. And there are other considerations as well, including a complete understanding of the easements, zoning laws, property line restrictions, and architecture guidelines and review processes. Many build-on-your-lot buyers find few issues to resolve with a prospective lot, but doing your homework in advance is nonetheless wise.
